Noe Valley Real Estate is Hot

Ask any buyers who have been out beating the pavement amidst low inventory and significant competition and they could tell you what the sales numbers from March confirm: Noe Valley is hot!

March brought a flurry of activity to the neighborhood. According to data on the multiple listing service there were 20 single family homes that sold, ranging in price from $725,000 to $2,950,000. On average properties sold at 103% of list price.

The market for condominiums was equally competitive with 11 March sales ranging from $618,000 to $1,419,000 and an average sales price at 103% of list price as well.

Keep in mind that this data is for properties that went into contract in late January and February. Based on numerous anecdotes about quick sales over asking with multiple offers during the month of March, you can expect even more robust sales figures on the horizon for the month of April.

The take away if you are a buyer is to be as aggressive as you are comfortable being if you want to tender the winning offer. And if you are a seller who has been wondering when the right time is to sell, this might just be a great time to bring your home to market.
