In addition, Face-to-Face With the Filmmaker, indoor screenings presented in conjunction with the Bernal Heights Branch Library and other venues is in development. Film lovers are invited to view an evening program of films and Q&A discussion with the filmmakers. The median sales price for single-family homes in San Francisco for May 2015 was $1,400,000. This represents an increase of 28.4%, or $309,500 compared to May 2014. Condos have seen a $185,000 increase in median sales price, or 19.7%, to $1,125,000 for the same period. Average days on market has remained very low with a further decrease crease from 26 to 23 days for single family homes; and a slight increase from 29 up to 32 days for condos. This isn’t surprising as the pressure of low inventory continues to have an impact on both sales price and time on market. Anyone that is out looking for a home in San Francisco can tell you that inventory is low. How low is it? Well comparing January 2013, 2014 and 2015 data, inventory is down by over 30%. Sure there are off-market listings and new construction opportunities that don't show in this MLS data but still when comparing year over year numbers the results and significant. So we should not be surprised that days on market numbers are down and prices are up. The small sliver of good news is it seems that we have developed a more consistent seasonal pattern and march should bring much needed inventory to the market. Here is hoping.

Michigan Had the Highest Cash Sales Share of Any State in November Source: CoreLogic Molly Boesel    |    Housing Trends Cash sales made up 36.1 percent of total home sales in November 2014, down from 38.8 percent in November 2013. The year-over-year share has fallen each month since January 2013, making November the 23rd consecutive month of declines. Month over month, the cash sales share ticked up by half of a percentage point, as is typical for the fall and winter months. Due to seasonality in the housing market, cash sales share comparisons should be made on a year-over-year basis. In the report titled "Best-Performing Cities: Where America's Jobs are Created and Sustained," San Francisco (including San Mateo and Redwood City) claimed the No. 1 ranking, jumping two spots to oust Austin, Texas from first place on the 2013 list. San Jose (including Sunnyvale and Santa Clara) remained in 4th place, the same spot as the year before. San Francisco's professional, scientific and technical services sector accounted for 45 percent of all jobs created over the five years ending in 2013, according to the report. For allowing their vacant land to be used for agriculture, property owners can save thousands of dollars in property taxes each year.
